A down payment is a lump sum payment made upfront when purchasing a home, representing your initial investment in the property. Typically, the amount required varies depending on the type of loan you choose. For conventional loans, a down payment of around 5% to 20% of the home’s purchase price is common. FHA loans, backed by the Federal Housing Administration, often require a down payment as low as 3.5%. VA loans, available to eligible veterans, active-duty service members, and certain surviving spouses, typically require no down payment at all.

However, it’s important to note that a down payment below 20% on conventional loans may trigger the need for Private Mortgage Insurance (PMI). PMI protects the lender in case the borrower defaults on the loan. To avoid PMI, borrowers can opt for a larger down payment or explore alternative loan options.

When considering mortgage options, buyers also need to weigh the difference between adjustable-rate mortgages (ARMs) and fixed-rate mortgages. Fixed-rate mortgages offer stable monthly payments, ideal when interest rates are low, allowing buyers to lock in a favorable rate for the life of the loan. Conversely, ARMs typically start with lower interest rates but can fluctuate over time based on market conditions. They may be suitable for buyers who plan to refinance or sell before the adjustable period begins.
