If you’re thinking, “Sell my Auburn home,” should you automatically reject an offer because the buyer needs to sell another property first?

A home-sale contingency adds another moving part to the transaction. However, the contingency alone does not tell you whether the offer deserves serious consideration.

• Receiving serious interest?

• Already under contract?

• Farther along in its transaction?

The answers do not eliminate risk. They simply give you better information.

Look at More Than the Contingency

An offer is a package.

Consider:

• Purchase price

• Financing

• Requested seller concessions

• Proposed closing date

• Contract deadlines

• Other contingencies

• The buyer’s progress selling the other property

• Your own timeline

• Current interest in your property

Do not let one provision prevent you from examining everything else.

Likewise, do not overlook a meaningful contingency simply because the offered price looks attractive.

Your Own Listing Activity Matters

Now turn the analysis back to your property.

How long has your Auburn or Opelika home been available?

How many showings have you received?

Are additional showings scheduled?

Have buyers returned for second looks?

Do you have another offer?

Has your listing generated serious interest?

Your home has limited activity Strength of this offer compared with continuing to market

None of these situations automatically dictates your answer.

The contract and circumstances matter.

A Realistic Auburn Seller Example

Imagine an Auburn seller receives a reasonable offer after several weeks on the market.

The closing date works.

The financing appears workable.

But the offer contains a contingency involving another property.

The seller’s first reaction might be, “No. I don’t want a contingent offer.”

Then we learn the buyer’s property is already under contract.

Meanwhile, the Auburn home has received showings but no competing offer.

That does not automatically mean the seller should accept.

It does mean the offer deserves a closer look.

Now change the facts.

Suppose the Auburn property has been listed for two days, showings are strong, additional appointments are scheduled, and the contingent buyer has not even listed the other property.

Same general contingency.

Very different circumstances.

That is why I prefer facts over automatic reactions.

The actual written contract controls the parties’ rights and obligations.

Pay attention to deadlines, financing provisions, contingencies, closing dates and the specific language associated with the buyer’s other property.

What Does Auburn Homecoming Have to Do With Selling Your Home?

Homecoming does not determine whether you should accept a contingent offer.

Saturday’s Homecoming game at Jordan-Hare Stadium (https://auburntigers.com/jordan-hare-stadium) ended with Auburn defeating Vanderbilt 21–15.

 

Homecoming Weekend Showed Auburn at Full Volume

Homecoming gave me plenty of opportunities to document Auburn as it really looked.

There were people walking Thach Concourse.

The Haley Center Concourse was busy.

Tailgating surrounded Jordan-Hare Stadium.

The Auburn alumni tent welcomed people back.

Homecoming floats added another Auburn tradition to the weekend.

There was live music around the Plainsman Park area.

Families and friends gathered across campus.

Then Auburn won.

After the Homecoming Win: Toomer’s Corner

After Auburn’s 21–15 victory over Vanderbilt, the celebration continued.

Toomer’s Corner filled with people and was rolled.

I also captured Aubie dancing around Toomer’s Corner after the victory.
