Everybody assumes the first question will be about granite countertops, a luxury kitchen, or a giant primary bathroom. Honestly, that is usually not what I hear first.

The question is much more practical:

“How far am I from the places I will use every day?”

Buyers want to know how long it will take to reach grocery stores, Auburn University, restaurants, medical offices, schools, and work. That is why location matters so much when buying in Auburn or Opelika.

A beautiful house can lose some of its appeal when every routine trip takes longer than expected.

They notice the kitchen, flooring, bathroom, backyard, and closet space. Those features matter, but buyers eventually leave the house. That is when location begins affecting their lives.

Auburn University celebrated Summer 2026 Commencement on August 8 at Neville Arena. More than 1,300 graduates crossed the stage as families and visitors arrived to celebrate.

One group of students just completed its Auburn journey while another group is arriving, participating in recruitment, and preparing for the fall semester.

That transition brings energy to campus and can affect traffic, restaurants, stores, hotels, and surrounding streets. A location that feels calm during a university break may feel different during move-in, recruitment, graduation, football weekends, or the first week of classes.

Miles Do Not Tell the Entire Story

Two homes can be the same number of miles from a destination but have very different travel times.

One route may involve a direct road. Another may include multiple traffic signals, a difficult turn, school traffic, construction, or university event activity.

Buyer priority What to test before buying

School access Verify zoning and test morning travel
Medical appointments Map regular providers and pharmacies

A relocation buyer may initially choose homes based on photographs and square footage. One property may look perfect online: beautiful kitchen, large primary suite, and an impressive backyard.

After driving from that home to work, the grocery store, school, and frequently used medical offices, the buyer may realize the location does not fit the expected routine.

Another property may have a less dramatic kitchen but provide a more practical location. That buyer may decide the kitchen can be updated later, while the address cannot.

You can replace countertops. You cannot pick up the lot and move it six miles down the road.

Questions to Ask Before Choosing a Location

Before making an offer, ask:

  1. Where will I travel every weekday?
  2. Which grocery stores and restaurants will I use?
