• Current materials and finishes

• Builder warranty coverage, depending on the builder and contract

Some buyers simply love the idea of being the first person to live in the house.

And for relocation buyers moving to Auburn, a new home can be particularly appealing if they don’t want to begin homeownership with a long renovation list.

But don’t assume every new home offers the same features or specifications.

Contracts vary.

Warranty provisions vary.

Selection processes vary.

Communication procedures vary.

Deposit requirements may vary.

Even within the same development, different homes may have different specifications or options.

Don’t assume that because your friend bought a new construction home one way, your purchase will work exactly the same way.

Understand the specific builder, property, and contract involved in your transaction.


Understand What’s Actually Included

Model homes are beautiful for a reason.

They’re designed to show what the builder can offer.

But what you see isn’t necessarily what comes standard with the home you’re considering.

Ask:

Is this included?

Flooring?

Countertops?

Lighting?

Appliances?

Cabinetry?

Trim?

Landscaping?

Irrigation?

Fencing?

Blinds?

Smart-home features?

Covered patio?

Garage finishes?

Don’t rely on assumptions.

If a feature matters to you, find out whether it’s actually included in the property and make sure important contractual items are documented appropriately.


Builder Contracts Can Be Different

This is another important distinction between new construction and many resale transactions.

The paperwork used in a builder transaction may be different from what you’ve encountered when buying an existing home.

Before signing, understand the agreement you’re entering.

Pay attention to important dates, deposits, contingencies, selections, completion provisions, closing requirements, warranties, and other obligations.

Your REALTOR® can help you navigate the real estate process and identify questions to ask, while legal questions about a contract should be directed to an appropriate attorney.

Don’t sign something you don’t understand simply because the house is new.


Why Your Own REALTOR® Matters With New Construction

This is one of the biggest points I want buyers to remember:

The person sitting in the builder’s sales office is there as part of the builder’s sales process.

That doesn’t make them the bad guy.

It simply means you should understand who represents whom and what brokerage services you’re receiving.

If you want your own REALTOR® involved, contact that REALTOR® before you begin visiting builders and registering at communities whenever possible.

Don’t wait until you’re ready to sign something and then decide:

“Maybe I should call Laura.”

Model Homes Are Designed to Impress

I love looking at model homes.

They’re beautiful.

Perfect furniture.

Great lighting.

Decorated rooms.

But when you’re buying, mentally separate the decorating from the actual real estate.

Ask yourself:

What comes with my house?

What’s upgraded in this model?

How does my lot compare?

Will my floor plan be identical?

What’s included in my purchase price?

What will my final selections cost?

A gorgeous model can help you visualize a home.

Just don’t let the furniture sell you a house. 😂


Don’t Forget the Lot

This is especially important with new construction.

Buyers can become so focused on the floor plan that they barely look at the lot.

Pay attention to:

• Lot size
• Lot shape
• Slope
• Observed drainage
• Trees
• Neighboring lots
• Home placement
• Driveway configuration
• Outdoor space
• Future fencing possibilities
• Applicable restrictions

If you want a pool, fence, workshop, garden, or elaborate outdoor living area someday, don’t assume the lot will automatically accommodate your plans.

Investigate before you buy.


Don’t Forget the Neighborhood Either

You’re not just buying a new house.

You’re choosing a location.

If you’re relocating to Auburn, think about your daily life.

Where will you work?

How often will you go to Auburn University?

How important is Downtown Auburn?

What is your commute?

How do you feel about Auburn football and game-day activity?

Where will you shop?

How much neighborhood construction may still be occurring after you move in?

A beautiful new house still needs to be in a location that works for you.


Construction Timelines Can Change

If you’re buying a home that’s still under construction, be careful about building your entire life around an estimated completion date.

Construction can involve many moving parts.

Weather.

Materials.

Labor.

Inspections.

Utility connections.

Other construction issues.

That doesn’t mean your home will necessarily be delayed.

It means buyers should understand how the specific contract addresses completion and timing rather than treating an estimate as a guarantee.

This can be especially important for relocation buyers coordinating:

A home sale.

Moving companies.

Temporary housing.

Employment start dates.

School schedules.

Rate locks.

Travel.

Don’t guess.

Plan carefully and understand the contract.


Inspections Still Matter

Don’t assume:

“It’s brand new, so there’s nothing to inspect.”

New construction involves many different systems and trades.

Buyers should discuss appropriate inspections with their REALTOR®, inspector, builder, and other qualified professionals as applicable to the transaction and contract.

Your inspection rights and timing can depend on the specific agreement.

Again:

New doesn’t mean you stop asking questions.


Warranties Deserve Attention

A builder may provide warranty coverage, but don’t simply hear the word warranty and assume you know what it means.

Ask for the actual warranty information.

Read it.

What does it cover?

For how long?

What isn’t covered?

How are warranty requests submitted?

Are different components covered for different periods?

Who handles a claim?

Keep your documents after closing.

The specifics matter more than the word “warranty.”


New Construction Isn’t Automatically the Right Choice

For some buyers, it may be exactly what they want.

Another buyer may prefer:
