Homes for Sale in Auburn often include beautiful properties on quiet cul-de-sacs, established neighborhood streets, and occasionally, homes located on busier roads. So let me ask you an honest question…

Would you buy a house on a busy road?

There isn’t one right answer.

I’ve shown many homes in Auburn where buyers absolutely loved the house, but hesitated because of the location. Sometimes buying a home on a busy road can be a smart financial decision. Other times, paying a little more for a quieter location may be worth every penny.

The key is understanding the trade-offs before you make an offer.

Why Buyers Hesitate

Most buyers notice location before they ever walk through the front door.

The home may have:

  • A beautiful kitchen
  • Updated flooring
  • A large fenced backyard
  • Plenty of space
  • An attractive price

Then they hear the traffic.

Sometimes that’s enough for a buyer to immediately move on.

Other buyers look beyond the road and realize they’re getting considerably more house for their money.

Neither approach is wrong.

Why Busy Road Homes Usually Cost Less

Location has always been one of the biggest factors affecting real estate value.

When two similar homes are available, many buyers naturally choose the one with less traffic.

That usually means homes on busier roads sell for less than similar homes on quieter interior streets.

For buyers with a fixed budget, that lower price can create an opportunity.

Instead of settling for fewer bedrooms or an older kitchen, they may be able to purchase a larger or more updated home simply because of the location.

Remember, every property is unique. A home on a busy road with mature trees, quality construction, and excellent maintenance may appeal to many buyers despite its location.

When Buying on a Busy Road Makes Sense

There are situations where buying on a busy road can be a smart decision.

For example, if you plan to stay in the home for many years, the lower purchase price may outweigh the inconvenience of additional traffic.

Some buyers spend most of their time enjoying the backyard, screened porch, neighborhood amenities, or nearby parks rather than the front yard.

Others appreciate being close to shopping, restaurants, Auburn University, or major roads that make commuting easier.

When It May Not Be the Best Fit

For some buyers, a busy road simply isn’t the right choice.

You may prefer a quieter location if:

  • You enjoy spending time in the front yard.
  • You want less traffic near your driveway.
  • You expect to move again within just a few years.
  • Road noise is something that bothers you.
  • You want the broadest possible pool of future buyers when it’s time to sell.

This doesn’t mean you should automatically eliminate every home on a busy street. It simply means you should weigh the pros and cons carefully.

A Real-World Example

Imagine two nearly identical homes for sale in Auburn.

Both have four bedrooms, updated kitchens, and similar square footage.

One is located on a quiet interior street and is listed for $525,000.

The other is on a busier road and is listed for $485,000.

Saving $40,000 today sounds attractive.

However, when it’s time to sell, future buyers may have the same concerns you did.

That’s why strategy matters.

Buying at a lower price can make excellent financial sense—as long as you understand you’ll likely be marketing that same location to future buyers.

Questions to Ask Before Buying

Before making an offer, ask yourself:

  1. Does the price fairly reflect the location?
  2. How noticeable is the traffic inside the home?
  3. Does the backyard feel private?
  4. How difficult is it to enter and exit the driveway?
  5. How long do I expect to own this home?
  6. Would I feel comfortable selling this property in the future?

Those answers are often more important than simply asking whether the road is busy.
