By pricing your home competitively and setting a deadline, you increase your chances of getting multiple offers—potentially above your asking price.

When an offer comes in, don’t just focus on the price! Pay attention to these five components:
- Price
- Closing assistance
- Closing date
- Buyer financing
- Contingencies
While the price may look good, make sure you consider any requests for closing cost assistance or a longer timeline. A buyer might need help with 2-3% of the closing costs, which can reduce your net profit. Timing matters too—if the buyer needs too long to close, it could leave you in a bind.
