A road may mean no backyard neighbor—but it can also mean traffic, headlights, and noise.

Always investigate what is actually behind the property.

A house with no neighbor behind it may sit below a public walking trail. A corner lot without a side neighbor may expose the yard to two streets.

Meanwhile, a traditionally positioned home may have mature trees, a fence, thoughtful landscaping, and greater usable privacy than either option.

  • Snow is not our primary Auburn concern, but mowing certainly is

A corner lot may look impressive while requiring more exterior work than the buyer expects.

Why Undeveloped Land Requires Research

Buyers sometimes see woods or an empty parcel and assume it will remain unchanged.

Do not make that assumption.

The property may be:

  • Privately owned
  • Zoned for development
  • Part of a future phase
  • Designated as common space

Ask questions and review available information.

A REALTOR® can help identify the parcel and locate available records, but buyers may also need information from planning departments, surveyors, attorneys, engineers, HOA representatives, or other qualified sources.

No one should promise that undeveloped land will remain undeveloped unless there is reliable legal protection supporting that statement.

Common Space Is Not the Same as Private Space

A home backing to HOA common space may enjoy separation from other houses.

However, the homeowner usually does not own the common area.

That means the buyer may not be able to:

  • Extend a fence into it
  • Remove trees
  • Add landscaping
  • Store personal property
  • Build a structure
  • Prevent others from using it
  • Control how the association maintains it

Review the survey, plat, deed, covenants, and association documents to understand where the property ends.

The grass may look like part of your yard. Legally, it may belong to everyone in the community.

Questions Auburn Relocation Buyers Should Ask

Before choosing a lot, investigate:

  • Who owns the property behind or beside the home?
  • Is the land designated as common space?

  • Are there known development plans?

These questions may matter more than the fact that the property currently lacks a neighbor on one side.

Consider the View From Inside the House

Buyers often evaluate the backyard while standing outside.

Also examine the view from:

  • The kitchen
  • The living room
  • The primary bedroom
  • The breakfast area
  • The porch or patio
  • Upstairs rooms
  • Frequently used windows

A wooded view may become one of the home’s best features. A side street may feel less appealing when headlights shine toward the main living room.

Think about what you will see every day—not merely what looks attractive during a brief showing.

Pets, Fences, and Outdoor Space

Buyers with pets may prioritize a usable fenced yard over a scenic view.

Ask:

  • Can the entire desired area be fenced?
  • Does the HOA require approval?
  • Are fence materials restricted?
  • Is the lot steep?
  • Are drainage easements present?
  • Are nearby trails likely to create distractions?
  • Is the side yard wide enough for access?
  • Does the backyard connect safely to the house?

A large-looking yard may become much smaller once boundaries, easements, slopes, and restrictions are considered.

Auburn Versus Opelika

Auburn and Opelika offer many lot configurations, from compact subdivision lots to properties with more acreage and separation.

Buyers prioritizing Auburn University access may accept closer lot spacing for a shorter commute. Others may expand the search into Opelika to compare additional settings, property types, and lot sizes.

Auburn University (https://www.auburn.edu/) and Jordan-Hare Stadium (https://auburntigers.com/jordan-hare-stadium) can influence traffic and property demand throughout parts of Auburn.

Opelika Tiger Town (https://www.opelika-al.gov/397/Tiger-Town) provides convenient shopping, restaurants, and services to residents of both cities.

The first backs to woods but has houses on both sides. The second is a corner property with no house on one side but another home directly behind it.
