Why an “AS IS” Listing Shouldn’t Scare You Off as a Home Buyer

Seeing “AS IS” in a listing can make some buyers nervous, but it doesn’t have to be a deal-breaker. In fact, with the right approach, an “AS IS” home could still be a great investment.

Understanding “AS IS” Listings
When a home is listed “AS IS,” it often means the seller doesn’t want to be bogged down with minor repairs. However, it doesn’t strip you of your rights as a buyer. You can still conduct inspections and request repairs for major issues.

In many cases, sellers are willing to address big-ticket items like a bad roof, broken sewer line, or a faulty furnace because these can be deal-breakers for some buyers. If the deal falls apart and the home goes back on the market, the seller will likely have to disclose these issues to future buyers, which could hurt their chances of selling.

The Exceptions
Of course, there are some properties where “AS IS” means the home is in such poor condition that it’s priced accordingly. These homes might not qualify for certain types of financing and require a different level of consideration. But for the most part, “AS IS” doesn’t mean you’re out of options—it just means you need to be strategic.
