What Not to Say to a Seller During a Showing (If You Want the House!)

“Wow, this smells like my grandma’s attic.”
Even if it does, don’t say it. Odors can be fixed. Offending the seller? That’s harder to repair. -
“We’d have to gut this whole kitchen.”
It might be true, but saying it out loud can offend the seller—and they may not be as eager to negotiate. -
“This house feels… haunted.”
Even as a joke, it can make a seller uneasy or feel disrespected. -
Any version of “This is overpriced” or “We can lowball them.”
Even if it’s just between you and your agent, remember: someone could be listening. -
Body language counts, too.
Eye rolls, smirks, or dramatic sighs speak volumes—especially if you’re being recorded.
