Why You Shouldn’t Look at Homes Over Your Budget: The Hidden Pitfalls

As a realtor, I often see buyers get excited about homes that are slightly over their budget, and it’s easy to understand why—those homes may have all the features and charm you’ve been dreaming of. But here’s the truth: looking at homes over your budget is a surefire way to set yourself up for disappointment. Let me explain why!

The Temptation to Overspend
When you start browsing homes above your budget, you’re setting yourself up to fall in love with something that’s just out of reach. The problem is that you might find yourself tempted to stretch your budget to make that dream home a reality. But be careful! Many markets simply aren’t going to see price drops, and it’s important to remember that purchasing a home comes with additional costs, like closing costs, which come off the purchase price.

The Closing Costs Dilemma
Let’s say you find a home listed for $300K, but you need $10K in closing costs. That means the bank will only lend you $290K—automatically reducing your budget and potential for negotiation. You can’t overlook this when calculating your total purchasing power. It’s vital to talk to your realtor and get pre-approved for the right amount to avoid those frustrating surprises later.

The Danger of Being Underqualified
One of the most frustrating situations for sellers and listing agents is when a potential buyer falls in love with a home that’s above their pre-qualification. For example, if you’re pre-approved for $250K but start making offers on a $300K home, you could be setting yourself and your realtor up for failure. Be realistic about what you can afford, and always stay within your pre-qualification limits to ensure a smoother process.

One Exception: Dropping Prices
However, if you’re keeping an eye on a home that’s slightly over your budget and the price drops within your range, that’s a different story! When that happens, it’s totally fine to go and take a look. Just be mindful and understand that price changes can happen at any time.
