But here’s the truth: looking at homes over your budget is a surefire way to set yourself up for disappointment. Let me explain why!

When you start browsing homes above your budget, you’re setting yourself up to fall in love with something that’s just out of reach. The problem is that you might find yourself tempted to stretch your budget to make that dream home a reality. But be careful! Many markets simply aren’t going to see price drops, and it’s important to remember that purchasing a home comes with additional costs, like closing costs, which come off the purchase price.
The Closing Costs Dilemma
Let’s say you find a home listed for $300K, but you need $10K in closing costs. That means the bank will only lend you $290K—automatically reducing your budget and potential for negotiation. You can’t overlook this when calculating your total purchasing power. It’s vital to talk to your realtor and get pre-approved for the right amount to avoid those frustrating surprises later.
