In this episode of Real Estate Adventures with Laura and Hans, the deal is almost closed, everything’s been scheduled, and it’s time for the buyer to do their final walk-through — a standard step before closing.
Then comes the text from the buyer’s agent:
“Hey, can you do the final walk-through with my buyers?”
Uh… no.
As the listing agent, it’s not my role (or responsibility) to guide someone else’s clients through a final walk-through — especially right before they legally take possession of a property. The risk of liability is way too high. What if something’s wrong and I miss it? What if they claim I said something I didn’t?
Hans was glaring from the backseat as I read the message.
Hans (thinking): “Next time, I’ll bring a leash for them.”
Why does this matter for buyers and sellers?
